Project Guide

How we work with you

Firstly we will sit down with you and listen to your ideas and understand what’s important to you, offering advice and suggesting solutions. We then provide you with an estimate and work through the steps in the Project Guide below to final touch-ups and a thorough clean and tidy-up. Now all you need to do is move in and enjoy what you’ve created for many years to come.

  • ESTIMATE

    We start by providing you with an estimate to complete your project. This estimate will provide ball park costs for each component of the project. It will detail what is included in the estimate and what isn’t.

    The estimate is compiled using information provided by you and concept plans from your designer. The concept plans are only an overview of the project and will not contain enough detail to provide a full project quote. The estimate will however confirm for you whether your ambitions and your budget are in alignment.

  • You have decided to proceed with the project. Your designer will now complete a set of plans and specifications with all the detail required to obtain a Building Consent. You will make key decisions around products and their finishes. The more decisions made now, the smoother and faster, the project will proceed.

  • QUOTE

    We now have enough information to provide you with a full project quote. We obtain quotes from all our subcontractors and compile them together with our own costs to provide an all-encompassing quote. There may be some items that fall outside of the quote, but they will be clearly identified in the quote. We will include all your selections to ensure that the pricing is as accurate as possible.

  • CONTRACT

    You have accepted our quote and want to set the project in motion. We will provide a build contract to formalise our partnership in the creation of your project. This is the best way to understand each other’s obligations  within the project and provide clarity around all aspects of our roles and responsibilities. The contract also sets out start and finish dates for the project.

  • PAYMENT SCHEDULE

    We provide you with a payment schedule to set out the financial program for the project. This is often required by the bank if you are borrowing money to complete the project.

  • PROJECT TIMELINE

    We provide a project timeline which can be used as a guide to track when tasks within the project are programmed to occur. This is a fluid schedule, as there are many variables in a building project, so expect the order and timing of tasks to be altered from time to time.

  • VARIATIONS TO CONTRACT

    During the project build there may be some hidden issues that appear in the property, you may change your mind about a part of the plan, or you may ask us to do some additional work. When this occurs, we will issue you with a Notice of Variation To Contract. This will detail the changes to be made and include an estimated cost. You will then be asked to approve the variation before we proceed with completing it.

  • PRACTICAL COMPLETION CERTIFICATE

    We have completed the project and will now provide you with a Practical Completion Certificate. This states that all works identified within the contract have been completed. This is another document that will sometimes be required by a bank, in order to release funds.

  • WARRANTIES AND CERTIFICATES

    We will compile into one folder, all the Warranties and Compliance Certificates that each sub trade provides. These are important documents that you will want to store safely for future reference. The issuer of the Building Consent will also require a copy of these for the Certificate of Code Compliance (CCC) application.

  • FINAL TOUCH UPS

    You are ready to move in to your wonderfully improved, or brand new, home. The last thing we will do is complete any final touch ups, and then give the property a final top to bottom clean. Now all you need to do is move in and enjoy what you’ve created for many years to come.
